New houses and flats are being snapped up long before they are finished in Fleet and Church Crookham. Meanwhile Aldershot is becoming the local "buy to let" capital.

At Rounton Heights between Rounton Road and Award Road, Church Crookham, the Linden Homes sales office has only been open a week and already 11 of the 24 up market flats are sold on 125 year leases.

The development is on the site of the old White House nursing home and prices start at £204,950, rising to £239,950 for penthouse apartments with two balconies overlooking a pine wood.

Buyers can choose £10,000 worth of optional extras and staff say they will even furnish the flats if people wish. Linden also has a small development of only ten flats in Crookham Village with prices starting at £269,950. The site is difficult to view, behind locked gates and under construction, but even so someone is already after the penthouse (tel 01252 627849).

And at Elvetham Heath building work and sales have raced ahead to such an extent that the 10 year construction programme for the minitown may be complete in only eight years. At The Hundreds section Charles Church has only one house left for sale, a 4/5 bed show home priced at £404,950. The next phase is not released yet. In Kings Road, Fleet, there is a "June only" price on four new townhouses near the canal, via Romans. The three-bed three-bath homes start at £274,950, with one already reserved (tel 01252 360800.)

In Aldershot, the town's longest-established independent agent, Paul Bourke, whose office is in the High Street, pulled off a coup recently when he sold all 14 flats in one conversion development to a single investment buyer! "Furthermore they were all let immediately," says Paul, who says other sites are constantly coming on stream.

He says that the town centre is in great demand from renters who are snapping up everything available (tel 01252 316111)
